This is not a fixed-term Assured Shorthold Tenancy agreement. From 1 May 2026, private rented assured tenancies in England became periodic. The tenancy continues from one rental period to the next until it is lawfully ended.
The unfurnished agreement records the commencement date, rental period, rent, deposit and responsibilities of the parties without inserting a fixed contractual expiry date. It also reflects the updated rules concerning rent increases, tenant notice, statutory possession grounds, pets, rent in advance, tenant fees and rental discrimination.

The property is described as unfurnished, while the agreement still allows any fixtures, fittings, appliances, white goods and other landlord-owned items left at the property to be identified in the inventory. Do not use it for properties outside England, holiday lets, company lets, lodgers living with a resident landlord, licences to occupy, social housing, agricultural occupancies, certain student accommodation, commercial or mixed-use lettings, or other arrangements outside the assured tenancy regime.

Can appliances remain in an unfurnished property?
